Letting Requirements

With every letting the tenant is required to bring in documents as evidence to support their statement of being able to afford the rent. We classify out tenants into two separate categories; Employed and Self-Employed, each with their own set of requirements for their tenancy application.

Employed Tenant are required to bring in;

  • 3 MONTHS BANK STATEMENTS
  • 3 MONTHS PAY SLIPS
  • WORK REFERENCE
  • PASSPORT OR DRIVING LICENCE

Self-employed tenants are required to bring in;

  • NAME, ADDRESS & CONTACT NUMBER OF YOUR ACCOUNTANT
  • LAST TWO YEARS OF ACCOUNTS
  • PASSPORT OR DRIVING LICENCE

These documents need to be handed in 7 days after a Holding Deposit has been paid.

Tenant Fees

The tenant fees, is the money the tenant is required to pay throughout the tenancy application process. The fees include,

  • HOLDING DEPOSIT
  • 1 MONTHS RENT IN ADVANCE
  • 1 MONTHS RENT AS DEPOSIT
  • ADMINISTRATION FEE of £150 per tenant inclusive of VAT which includes tenant referencing.

The holding deposit is an amount put down, towards the full payment of the rent in advance, the deposit and the administration fee. The rent and deposit will vary in price depending on the property, however our administration fee is only £150 inclusive of VAT per client.
