Choice Of Service Options Explained:

We offer two main services for our residential lettings, tailored to your preference on how we let and manage your property.

Our Let Only Service:

For this service we match suitable tenants, arrange viewings and draw up contractual documents on behalf of landlords. Within this function, our involvement ends as soon as all documents are acquired, tenancy agreement signed, move in process completed and funds transferred to the landlord.

This process will involve the following:

  • Lettings Advice
  • Advertising on our property portal
  • Affordability and Identity checks for all prospective tenants
  • Prepare Household Inventory (*applicable fee payable on instruction)
  • Obtain Applicable Safety Checks (*applicable fee payable on instruction)
  • Prepare Appropriate Tenancy Agreement

Our Letting & Management Service:

For this service, we assess eligibility and take on full management of overseeing the day-to-day running of the property. Ensuring that the property is well maintained by tenants, arrange for repairs and legislative checks kept up to date in line with legal requirements. We also ensure monthly rent is paid on time, conduct property inspections, enforce any recommendations and provide reports to landlords.

This process will involve the following:

  • Rental market appraisal and lettings advice
  • Advertise your property on our property portal
  • Carry out affordability and identity checks for prospective tenants
  • Prepare household inventory (*applicable fee payable on instruction)
  • Obtain applicable safety checks (*applicable fee payable on instruction)
  • Prepare appropriate tenancy agreement
  • Notify relevant utility providers of change of occupancy
  • Arrange rental payment to elected landlord’s account
  • Monthly rental payment statements to landlords
  • Conduct property inspections: 3 monthly / 6 monthly/ annually (where applicable) to ascertain condition of property and lease findings with landlord
  • Carry out repairs with landlord’s consent where necessary
  • 3rd Party Rent Protection Facility (*applicable fee payable on instruction)
  • Serve required notices where applicable

Non Managed Rent Collection Service:

This service is applicable for properties not managed or let by Barminster Property Services; however, landlords would prefer rental payments to be collected by our company to help prevent payment discrepancies with tenants. Upon request from the landlord, we can arrange the monthly rental collection from tenants and remit payment to an elected account (*processing fee is applicable). Monthly rental payment statements are sent via email to landlords or via preferred way of communication.

Letting Fees:

  • Full Management :14.4% Inclusive of VAT
  • Let Only 7.8% Inclusive of VAT
